Realty1One Rental Criteria

1. All adult applicants 18 or older must submit a fully completed, dated, and signed residency application and fee, along with a valid, government-issued photo identification. A non-refundable application fee in cash, money order, or certified check shall be required for all adult applicants. Applicant may be required to be approved by a condo/homeowner's association and may have to pay an additional application fee or an additional security or damage deposit. Up to two business days may be required for initial processing of each application.
2. Applicants must have a combined gross income of at least three times the monthly rent. We reserve the right to require a co-signer. A minimum of two years residential rental history is required.
3. Credit history and or civil court records must not contain slow pays, judgments, eviction filing, collections, liens, or bankruptcy within the past five years.
4. Self-employed applicants may be required to produce, upon request, two years of tax returns/1099s or three months of bank statements. Non-employed individuals must provide verifiable proof of income. All other sources of income must be verifiable or able to be documented if such income is necessary to qualify for a rental property.
5. Criminal records must contain no convictions for felonies within the past seven years and no sexual offenses whatsoever. In the event a record is marked "adjudication withheld", further documentation may be required and applicant may be denied on this basis.
6. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances, or illegal activities, no unpaid non-sufficient funds (NSF) checks, and no damage to a rental unit or failure to leave the property clean and without damage at the time of lease termination.
7. No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to the lease, a non-refundable pet fee acceptable to the landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets.
8. A minimum non-refundable property preparation fee may be charged to the resident(s) at the time of lease. This fee shall be used at the end of the lease term to cover any needed cleaning, carpet cleaning, and re-keying. Other mandatory minimum fees for cleaning, carpet cleaning, re-keying, etc. may be charged as per the lease agreement. Resident(s) shall still be liable for amounts for damages, cleaning, re-keying, etc. that exceed this non-refundable property preparation fee or minimum fees.
9. Applicants shall be required to pay a security deposit at the time of lease execution in a minimum amount of one month's rent plus a $50 key/remote control deposit. We reserve the right to require a higher security deposit and/or additional prepaid rent. Tenant is responsible for lease preparation fees.
10. The initial rent amount and security deposit at lease signing must be paid via BANK MONEY ORDER OR CERTIFIED CHECK. Personal checks or cash are NOT accepted. Rent amount must be a separate money order/certified check from the security deposit and may not be a single payment combining the two. Subsequent monthly rent payments may be by personal check.
11. The number of occupants of the property applied for must be in compliance with HUD standards/guidelines.
12. We may require a holding or good faith deposit to be collected to hold a property off the market pending application approval. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this deposit amount. In the event the application is approved, this deposit shall be applied to the required security deposit. Such deposit may be in the form of a personal check.
13. Any request for exceptions to our company's criteria must be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is granted for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required.
14. Our company policy is to report to the credit bureau all non-compliances with the terms of a tenant's rental agreement, including failure to pay rent, or any other amounts owed.
